About Us

We provide full-service property management and other real estate services to private investors, corporations and institutions throughout Los Angeles County. Justin started property management by subleasing rooms in 1998 to UCLA students in Westwood. He created JRealty in 2008 and now we manage many units in and around Los Angeles County.

We are members of many industry organizations and stay current on news and legal issues that matter. We use many forms provided by the California Association of Realtors.

We use Appfolio software for our financial accounting and reporting requirements. Our clients like the electronic reports and access their to online portal.

Our credit and background checks are provided by CoreLogic SafeRent and Experian to dramatically reduce risk and improve underwriting standards and process.

We use Salesforce enterprise level cloud-based software to help manage maintenance and other requests including communication with all stakeholders.

We use DocuSign to help sign important lease agreements, notices, and other documents easily, quickly, and without human error. The entire process is available on by smartphone, tablet, or computer. Documents can be created and electronically signed in minutes with a simple tap on the screen.

Los Angeles Rent Stabalization Ordinance (RSO)

If you have a non-owner occupied residential unit that was both a) built on or before October 1, 1978 and b) a condo, townhouse, duplex, two or more single family dwelling units on the same parcel, or a residential unit attached to a commercial building, then it likely is subject to this ordinance. Below is a quick overview of the ordinance.

  • Rules for "Cash for Keys" or Buyout Agreements

What else do I need to do or know about RSO?

  • All Properties with RSO rental units must post notification that the property is subject to the RSO.
  • All units rented or offered for rent must be registered annually with HCIDLA.
  • New property owners have 45 days to register their rental property and if applicable, file Temporary exemptions.
  • Beginning in 2017, in addition to paying the annual registration fee, landlords must also complete the Rent Registry form.
  • Owners are responsible for the payment of annual fees; however, the cost of registration may be shared by landlords and tenants.
  • If the status of a previously exempted unit changes, the property owner must notify the HCIDLA and pay the applicable fees within 10 days.
